So much has been written about Google and all of the Google Gadgets but I don't think enough can be said about how the Google Calendar.

Personally I have been using it for my daily calendar and me and my husband share it..which is really awesome. That way we both don't forget our appts. etc.  Google calendar allows you to set reminders that notify you of your appts. whatever time you set them for. Integrates nicely with my IPHONE.

But, what my clients love is that I make a calendar for each transaction that I have and include all activites that pertain to each transaction and then share the calendar with my clients! This service is impressive and clients love it!

Sissy Spacek and Skeet Ulrich to star in new CBS Medical Drama!!!

 

Local Central Virginia celeb and neighbor, Sissy Spacek, is set to play the role of a doctor in charge of a mobile medical term in a new CBS pilot.   In addition to traveling nationally and internationally in the show, her character is battling cancer and has her daughter on her team.

Fresh off her very enjoyable and too brief appearance on HBO's BIG LOVE, this is the first tv gig for the Oscar winning actress.

....and in the "can it get any better?" category.....the show will also have Skeet Ulrich, late of the sci-fi mini-hit JERICHO and ill-fated BACK in the show as "Harvard-educated brilliant cardiologist with rock star looks"....just what he does BEST.....tortured hunk!!!  I confess, I have JERICHO on dvd!!

Virginia and West Virginia Foreclosure Rates!

 

I would note that VA and WV had had NO 2010 Bank failures!!!

  How many homes on average are going to foreclosure in Virginia and West Virginia?   CNN Money reported this morning with statistics provided by the Mortgage Bankers Association that in VA our average foreclosure rate is 5.77% and in WV it is 6.07%.        Check out the map provided by CNN and you will see that as a nation these are about the average rates for everyone in the country right now.

Eleven Legal Reasons for Eviction * State and local Specifics may Apply!!!

I've gotten my first call of the "season" already.  A landlord/property owner who has a non-paying tenant and he is tired of dealing with his "dead-beat" and wants a property manager.  I get about 4 or 5 of these calls a year and sometime they are referred by local real estate agents and sometimes they get my name from another property owner/landlord at work.

 

I gently refer them to an attorney who knows VA landlord tenant law and suggest that once they have removed their problem tenant, let me know and I'll come give them a rental property assessment.

A landlord may bring an action to recover possession of a rental unit for cause for one or more of the following reasons:

1. The tenant has failed to pay the rent to which the landlord is entitled.

2. The tenant has violated a provision of the rental/lease agreement, other than the obligation to surrender possession upon proper notice, and has failed to cure such violation after having received written notice to do so from the landlord.

3. The tenant is committing or permitting to exist a nuisance in or is causing damage to the rental unit or to some component of it, to the common areas of the complex containing the rental unit; or he or she is creating an unreasonable interference with the comfort, safety or enjoyment of any of the other residents of the same or nearby buildings.

4. The tenant is using or permitting a rental unit to be used for an illegal purpose.

5. The tenant, who had a written lease or rental agreement, that has expired, has refused after a written request or demand by the landlord to sign a written extension or renewal of the lease or rental agreement.

6. The tenant has refused the landlord reasonable access to the unit for the purpose of making repairs or improvements, for the purpose of inspection as permitted or required by the lease or by law, or for the purpose of showing the rental unit to a prospective purchaser or mortgagee.

7. The person in possession of the rental unit at the end of a lease term is a subtenant who was not approved by the landlord.

8. The landlord wants to recover possession of the rental unit for the use and occupancy by the landlord, or the landlord’s spouse, children, parents, or for a resident manager.

9. The landlord wants to recover possession in order to demolish, or perform other work on the building or buildings housing the rental unit or units that would make the unit uninhabitable.

10. The landlord wants to remove the rental unit from rental housing use.

Bad tenants do not just get to hang on until they can weezel some other landlord into letting them live for free. The above 10 reasons provide plenty of ammunition for getting rid of an undesirable tenant.

But here is number 11, and the easiest REASON of all.

The first 10 reasons are necessary only if you have a lease or are otherwise prohibited from simply terminating a tenancy. Almost every state provides a no-cause termination. Notice times range from seven days to 60 days, depending on state law. That means all you have to do is give the tenant notice to move out after the prescribed notice period, and you don’t have to give any reason at all.

Keeping a bad tenant does neither you, your investment nor your good tenants any benefit. We are all well served to clean out any bad tenants who infect our properties.

Virginia: Three Bills, Two Issues

Virginia's legislature sent three bills that benefit homeowners to Gov. McDonnell and approved a $70 billion budget that may reduce local government programs or force them to raise property taxes.

House Bill 552: Preventing local governments from changing their minds about zoning


HB552: PASSED THE HOUSE AND SENATE
Imagine having your local government approve a zoning change so you can improve your property. But after you begin work, the locality reverses its decision, and you're forced to tear down what you've done.
It can happen and it does happen. This law will prevent that by strengthening "vested rights" laws to prevent localities from changing their decisions on zoning rulings.

 

House Bill 430: Increasing fairness in the real estate assessment process


HB430: PASSED THE HOUSE AND SENATE
Some more education for the people in charge of real estate appraisals can only make our system better. This new law will require additional education for real estate assessors, and ensure that members of the board that hears your appeal have expertise in appraisal and home valuation. It will also make the appeals process friendlier for homeowners: Upon request, the assessor must disclose information about your assessment, and the homeowner's standard of proof will be lowered.



HB191: PASSED THE HOUSE AND SENATE
Today, if you have a complaint about your homeowners association, an ombudsman at a Virginia government agency called the Common Interest Community Board can help resolve it. But different HOAs have different complaint procedures. This new law allows the ombudsman to set a single procedure for all home- and property-owners associations.

The gap will get bigger

Every 4 years, right around election time, the libs like to remind us of how much bigger the gap between rich and poor in this country has become. They are usually able to drum up some professor type, supposedly an economics porfessor, who reports that, once again, the gap has widened, and may get worse.

Last night the gap was widened again by our Congress and soon our President. While the libs shout "Hooray" because all Americans are now covered by the new welfare style of healthcare, the gap that libs love to inform us all about, will grow.

There is a part of human nature called incentive. If we desire someting, we will strive to gain it. That is the reason most of us get up and go to work everyday. Anytime that someone will give us what we desire, instead of us having to work for it, we will take it. Take a look at a neighborhood where welfare is rampant. Free housing and food. Why should a person bother to work?

There will always be a certain segment of society that is content to take what is given to them. Just give them the government check every month, and leave them alone. While they will be jealous of those who have more than them, they will never quite have the gumption to do what it takes to "work" for a better life.

On the other hand are the folks who will work harder no matter what. They do not want to simply exist, they want to excel. Take something from them and they will get it back, plus some. These are the achievers. They are not content.

Just like with any kind of socialist program, a little more incentive has just been removed from the average American's life. Once again, the libs brought it on under the guise of helping.

Prepare to see more jealousy in America.

Am sorry i did not inform you about my travelling to United kingdom for a program.I can barely think or type straight at this moment.Something really terrible is happening to me right now and I will be needing Your Urgent favour,I hope you come to my aid.
 Yesterday,I had a trip here in  Leicester (UK) for a Seminar. Unfortunately for me I was robbed at the hotel  where i lodged.They went away With all i have got on me including my wallet where i have all my cash, credit card and my traveling documents(Passport) , also my cell phone.I wasn't injured because I quickly complied.since then i have been without any money, I am even owing the hotel bills here.Presently the hotel management is giving me a limited time to Clear bills.I contacted the police here and they only asked me to write a statement about the incident and later reffered me to the embassy.I have spoken to the embassy here but they are not responding to the matter effectively.I am confused and so full of panic right now.I do not feel safe here any more. For now,i do not have a phone where i can be reached.All i have got here is my mail.I also have limited access to the computer.I will tell you more about my terrible experience here when i get back home.

Florida Attorney General Steps Up For The People Of Florida!

Florida Attorney General Bill McCollum is prepared to defend the rights and liberties of the residents of Florida when the health care bill passes. Florida is ready to file our lawsuit in Federal Court on Monday morning.  We are in full support of this law suit. 

This filing is to protect the rights of the residents of the state of Florida with the assertion that it is unconstitutional to mandate/force any citizen of the Unites States to buy a product from a company, ie: an insurance company. 

Thank you Bill McCollum for taking the time to take this on. We are representative of many people who live in Florida that choose not to have health insurance except for catastrophic insurance and of course, insurance for the little ones. 

We are responsible for our own health, have a medical savings plan and eat only organic and natural diet. We meditate and de-strees. 

We are healthy people who have a great relationship with our medical family doctor, our chiropractor, our dentist and our homeopathic doctor. We pay as we go which is something that should have been added to health reform. When we pay as we go, we think twice before going to the doctor. We don't go for colds or discomforts. The relationship we have with our doctors is incredible and that is going to be taken away from us. 

With our chiropractor (who we see regularly for optimal longevity and health) we have a family plan. We pay a once a year fee and that covers unlimited visits. We get a great discount because we are cash pay.

When you are a cash pay account you can get huge discounts from your doctors. This is because they can treat you, then you pay and they write a receipt.There is no one who needs to give our doctor permission, we can see whoever we want to and our doctors don't have to process unbelievable amounts of paperwork. Of course, the insurance companies don't like the folks like us and that is why they are getting this legislation through. Don't kid yourself that this is a bill against insurance companies. Far from it! I have done my due diligence by going to all of the board of directors directories of all the health insurance companies to see who sits on their boards. Really, all the house and congress had to do if they really did want to keep insurance companies in line was to eliminate the ban on selling across state borders and allowing small businesses to pool together for those rates. This stupid law about state boundaries is what keeps NAR from being able to offer all of their members a great price plan for insurance. It would also be the fastest way to get pre-existing conditions covered and prices would go down also because of competition. But insurance companies don't want that and they are getting what they want in this bill. 

Nestor broke his foot a while ago. We did not even have to call our family doctor. We went straight to an orthopedic doctor. We did not have to go the hospital. Why pay the high fees of the hospital when the modern orthopedic offices have everything to treat broken bones right there. We told the doctor we were self pay. The cost for x-rays, the cast, the doctor's visits, the removal of the cast, etc- all of it- for $650 or so. The doctor told us if we had insurance it would have been $3,200. 

Once a year we have our blood work done for $150 and we have mobile testing centers that come to places like Walgreen's and do all sorts of tests for a super discount. 

My doctor found a small nodule in my breast. I am fine! I shopped around for the best price and well reputed radiology clinic for my mammogram and my Ultrasound. I finally settled on a price of $220 for all the requested tests! I asked them how much that would be if I had insurance, they said it would have been at least $2,400. Once a year I go for my female check up and pap smear for a total of $140.00. 

Under normal health insurance of which we want no part of; our natural supplements, our silver tonic, our vitamins, our homeopathic doctor visits, our natural remedies would not be covered. I don't take any Big Pharma prescription drugs or over the counter drugs which are basically the only things that insurance covers and now John McCain is sponsoring a bill to take that right away from us also. 

In Florida- all low income people can be covered under the Federal and state funded medicaid program. All children ages 19 and under can be covered by Florida KidCare. The people who are not insured choose not to be. 

And Florida does that without any state income tax! 

Speaking of income tax- Do you know that the IRS is going to be the enforcer of making sure that everyone gets mandated health insurance and if they don't get it, the IRS will be able to keep your refunds. They will also be able to share your private information with the Department of Human Health Services. The IRS? Are you kidding me? Are there no people here in our country that feel uncomfortable around the IRS? The IRS plans to hire 16,000 new employees each month to start doing this mandating and fining! Now that scary!
