24 Hour Marketing With Signs and Riders

 

Although I have not used riders for leasing rental homes, having the website on the sign or as a rider is crucial!!!

Signage is a very important part of marketing, and I think most agents use signs, as long as their town bylaws allow it.  There are also subdivisions that have restrictive covenants that do not allow real estate signs.  However, the majority of the time, we will install a sign in front of the property that is for sale.  In many instances, I've noticed that agents have no riders attached to that real estate sign.

Riders are a terrific way to tell the general public one or maybe two important details about the property.  My team uses riders on every sign that we install.  Many of our metal frames will hold two riders and our white sign posts will hold as many as we attach. 

I have given a generous sample of twenty of the riders that we use.  There are more.  I buy as many as possible and sometimes create my own custom riders.

There are properties that have 5 bedrooms and one would not know that information by driving by, unless a rider stated those words.  There are homes with a master bedroom on the first floor and unless a rider stated that detail, a potential buyer driving by would not realize that existed.  Riders add the finishing touch to advertising with signs.  Riders are very inexpensive and if many agents within the office purchase multiple riders (the least expensive way to buy them) then you can trade so that you have many messages from which to choose for your listings.

Heavily traveled roadways are a great place to have a SOLD rider and that's one of our favorite riders along with "I Love My RE/MAX Realtor."

Spring Cleaning For Your Business

 

i'm ready for Spring and the CLEANING has begun!!!

Spring is a great time to let go of bad habits and start fresh:

 especially if you didn't follow your New Year's Resolutions!

1. EXERCISE

When nothing is going right squeeze in a workout. Go for a walk, ride a bike, swim or join a gym. Exercise improves your mood by releasing endorphins in your brain triggering a feeling of euphoria.  This is a great stress reliever.

2. READ AND STUDY MORE

Become better educated on your market. Read REALTOR.org or review your local association statistics,  to keep up with resources and the changing marketplace.

3. EAT YOUR BIG FISH FIRST

Don't put off problems with clients or other agents. Tackle them first thing in your day so you don't intensify or prolong the stressful situation.

4. USE CHECKLISTS

This will help streamline your day and make you more productive. Use your blackberry or your email to make to do lists. Don't try to memorize everything. Once your business grows it will be easier to delegate with a list anyway.

5. ASK FOR FEEDBACK

Survey your past customers about their experience with you. This will help you offer more services or fix problems you didn't even know existed. You can use a Web based survey provider such as Survey Monkey. Consider a small incentive for completing it promptly. Doing this helps find trouble spots and fix them before your customers tell someone else. You would rather them say there was a problem but it was fixed !

The Health of Real Estate and How the new Health Bill will affect the real estate market

 

Investors and employers do not like indecision.  The passing of this legislation will certainly cause many employers to think before they hire another employee or offer broader health coverage to their current employees

The Health of Real Estate and How the new Health Bill will affect the real estate market  With tonights passing of the Healthcare bill many people want to know if it will also affect the Health of Real Estate.

Many believe that since a decision has finally been made (like it or not) that much of the uncertainty about the profits in the investment market will be eliminated. Therefore, the Health of Real Estate could be affected as well.  Some think that shares in healthcare stocks could have a quick rise in value.

It is certainly true that investors don't like indecision.  So, while there are things in the Health Bill that will be a "mixed bag", Health of Real Estate can directly be affected by the decision.  People who were waiting on a decision...any decision...will be ready to put some of their assets to work again.

The Health of Real Estate and How the new Health Bill will affect the real estate market is yet to be seen, but you can bet that housing will be a major topic this week as the statistics for February existing homes sales will be released on Tuesday and there will also be a report on Wednesday for the February new home sales.

The Health of Real Estate truly needs to be viewed carefully.  The Health of Real Estate was one of the issues that led the country into this downturn and the Health of Real Estate will be one of the major factors that will lead us back!

America's 25 Richest Counties

 

Not surprising that many of these counties are in the DC area

Forbes.com has published it's list of America's 25 Richest Counties.  This list is based on 2008 median income.  Median is the number directly in the middle.  This means that in these counties 50% of the population makes above this number and 50% makes below this number.  Of the 25 counties on the list, 11 are in the DC area (6 are in the top 10).

Universal Health care - interesting stats here- an eye opener-really!

Investor's Business Daily" article provided very interesting statistics from a survey by the United Nations International Health Organization.
    Percentage of men and women who survived a cancer five years after diagnosis:

U.S. 65
 % 
England 46%
Canada 42%

Percentage of patients diagnosed with diabetes who received treatment within six months:

U.S. 93%
England 15%
Canada 43%

Percentage of seniors needing hip replacement who received it within six months:

U.S. 90%
England 15%
Canada 43%

Percentage referred to a medical specialist who see one within one month:

U.S. 77%
England 40%
Canada 43%

Number of MRI scanners (a prime diagnostic tool) per million people:

I don't know about you, but I don't want "Universal Healthcare" comparable to England or Canada .
Moreover, it was Sen. Harry Reid who said, "Elderly Americans must learn to accept the inconveniences of old age."

He is "elderly" himself but be sure to remember his health insurance is different from yours as Congress has their own high-end coverage! He will never have to learn to accept "inconveniences"!!!

Something Historic This Weekend

 

From your fingertips to God's ears and eyes!!!  Having just experienced our country's healthcare at it's BEST, it would be very sad for it to disappear

President Obama says that "we are going to see something historic this weekend." I agree.

Of course, he thinks his health care bill will be passed. I think it will be defeated.

The historic thing that is going to happen this weekend is that health care will again be defeated, and this President's ability to lead and ram other legislation through will be neutralized.

That indeed is historic.

A Sarah Palin Reality Show ?

 

Old news Chip...she was in H'wood with Mark Burnett over month ago talking reality show....I'd watch her before the Kardashians!! or Hugh's next door girls. I might need to make moose stew to feed my family if Obamacare passes!!!

There are those I am sure who want to knock me off of my literary pulpit if they could.  However it's not about what I want, right ?  It is about what the people want.  Apparently, there is speculation that Sarah Palin is wearing a rug to spruce up her already "poofier than thou hair."  Now I hear she is hocking the idea of a reality show to whoever will listen for between a 1 and 1.5 million an episode.  Will somebody please end this indefatigable nightmare and make her go away.  There can't possibly be this many stupid people who would actually take the time to watch this woman tour mines, camp or go fishing.  Sure this country has had its share of train wrecks that we are willing to watch in the interest of occupying the dead spaces of our life, but Sarah Palin?

How can we continue to take this person seriously?  If history is any indication, we may possibly elect this woman to be the leader of this country.  Have we learned nothing from the past? Ladies and gentlemen I implore you,  this cannot happen again.   I cannot change the collective minds of those with a particular political ideology.  One person may say they are Republican for a particular set of reason. Another person may be a Democrat for equal set legitimate reasons. However there really needs to be some careful consideration of whom we select as our leader.

Let's face it. You know it and I know it, Sarah Palin would be a complete shipwreck as the head of this or any country. Heck, I wouldn't even let her run my household. The day of the folksy politician has got to end. I cannot bear the thought of seeing the combination of that poffee hair and those thick rectangular glasses occupying the expanse of my 65 inch television. 

I know all I have to do is change the channel. Yes, even that may prove to be difficult because sooner or later the idea of this woman minting money for doing practically nothing while I review another arduous case will eat at me.  So I will make this request. Please do not give this woman any more of a forum than she already has or we will all be in trouble.

Is it time that FULL TIME real estate bloggers need to have a Real Estate license?

Bonnie Vaughan's blog http://activerain.com/blogsview/1556073/realtor-blogger-sued-for-25-million about a Florida real estate blogger being sued for $25m makes me think that real estate bloggers should have real estate licenses.

In the "olden" days, no one could give listing information out to callers or office walk-ins UNLESS they were licensees.  I started my real estate career as a receptionist in a brokerage office and I can remember that I could not provide the information ON THE FLYER THAT I HAD PUT TOGETHER, COPIED and MAILED TO AREA REAL ESTATE OFFICES.

Is it TIME
that full time bloggers employed by brokerage firms are required to be licensed?

New twist on the old game of TELEPHONE only this time with E-MAIL

New twist on the old game of TELEPHONE only this time with E-MAIL.  With his/her's and ours' e-mail accounts, playing "telephone" electronically is becoming humorous. 

SHE writes an e-mail rental inquiry about one rental property ; then, HE writes another e-mail inquiry about another property * each not knowing of the other's contacts.  Then one calls with just enough information for me to think I know which property they are following up on and then the OTHER one e-mails that I provided the WRONG information or their spouse misunderstood.  We have been communicating about 2 possibly more properties, at different addresses, different rent ranges AND different availability dates.

I need to round everyone up and re-direct them to my website so that they can contact me from the property listing and we can all be on the same page.

When there is a "helpful" parent or local friend involved, it gets more complicated which is why I have to keep re-directing them to the information and contact method from my website.

Fun twist and more common that one would think with spouses in different areas, having different e-mail addresses and often different cel phone numbers...

5 BIGGEST Mistakes Made by Rental Property Owners


JUST LOOKING IN THE LOCAL NEWSPAPER CLASSIFIED ADS or ONLINE RENTAL LISTINGS for COMPARABLE RENTAL RATES.... Prospective tenants have many ways to check comparable rental rates besides the newspaper and Craigslist.  Local property managers, Realtors, the internet listings.  Property owners renting their own property need to check these sources in addition to the newspaper.  Local property managers  can provide a list of rental rates - current and past - for various areas, subdivisions, buildings.  For apartment rental rates, owners should check the internet listings on Craigslist, their local apartment association and community sites.


LISTENING TO WHAT OTHER PEOPLE ARE GETTING FOR SIMILAR PROPERTIES
....  While this information should be put in “the mix” in determining the property’s rental value, there are often circumstances that are not relayed that could cause the information to be less than helpful.

A country property often reported as being rented for $1,600/month was, in fact, being rented in one year increments to residents new to the area who did know that the property was over-valued.  When the tenants determined they were paying $200/month too much, they quickly found other property as they no longer trusted the property owner.  The rental property owner then had a vacancy and downtime which, in  reality, brought his annual income to the market rate of $1,400/mo which, if he had quoted this market rent originally, he would still have a tenant in residence and not had the hassle of multiple move-outs and the expenses of re-renting.

VACANCIES ARE BAD....Planned vacancies are good.  Vacancies allow for major renovations and repair projects - replacing a bathroom in a property with only 1 bath, rebuilding a deck/porch/patio, replacing carpet/refinishing hardwood floors, converting fuel sources (propane to gas).  Sometimes these can be done with a tenant in place; however with a little pre-planning, a lot of hassles and inconvenience can be avoided. 

Another reason is to put the property in the “proper rental cycle”.  Many rental markets are geared to the school year - either public schools or colleges or universities - more prospective tenants are planning for September and October move-in dates and avoiding the “back to school rush” of late July and August.

USING A POORLY WRITTEN OR PREPARED LEASE.... There are numerous sources for good lease documents including a low-cost computer program that can be purchased from Nolo Press (LeaseWriter) where the document can be formulated for the specifics of the state in which the rental property is located.  Unless a lease is prepared for the specifics of a property or the desires of the rental property owner, the use of an attorney is unnecessary.  Most local property managers will share their lease format.  In a pinch, forms can be purchased from the local Realtor association.  From whatever source, the forms should be no more than 3 years old and clearly state the duties of the resident and property owner.

AND LASTLY, NOT CHECKING ALL PROSPECTIVE ADULT APPLICANTS’ RENTAL/CREDIT HISTORY...This is the easiest part of the process and is most often the portion of the process that rental property owners are least likely to perform.   Most states allow for the collection of a credit check fee to allow rental property owners to check a would-be rental resident’s credit.  In addition to the old standby of a “retail CBI” report, property owners can now obtain a “scored” credit history much like a mortgage credit report that will alert them to the prospect’s past delinquencies, recorded judgements and the possibility of their being over-extended on their current credit obligations.  These are all valid “business criteria” that a prospective landlord should use when screening applicants for their rental property.
