Proactive Marketing with Craiglist Advanced

 

Thank you for this GREAT information.   I was advised of a similar program when I took a class in AZ several years ago hosted by my rental website.  I created a Excel spreadsheet for my posting schedule of listings and often double up listings day/day with my website html and a postlet ad....Deleating older ads are KEY to an effective process!

As we mentioned in our three-part series on Craigslist, (see Part 1, Part 2, and Part 3) Best Agent Business is Johnny-on-the-spot for posting listings to this free site, as often as you want (up to the site maximum). What if you want a more proactive approach? Craigslist Advanced is a new approach to posting to Craigslist. The goal is to generate more buyer leads. We anticipate seeing leads costing $10 or less, and turning those leads into active buyers.
 
The short version: We create a series of "campaigns," - what we call "general ads"- that directly leads to a landing page, where respondants fill out their personal information (Name, Phone & Email). These leads are then emailed directly to the client, and a software program tracks not only how many clicks there were to that site, but also how many "live" leads have actually been created. The agents are then responsible for contacting the leads.
 
Kick Off - Sign up for Craigslist Advanced, and our Craigslist team will create a landing page for leads to complete informationhouse that is tracked, and sent directly to our clients for them to take action.   Kick off right now is about five (5) hours, (which includes a 30 minute kick off call) with complete set-up of all necessary information. Once the initial kick off is complete, 1-2 hours per week of posting time is required.
 
Implementing the Campaign - Once all information is received and the sites are ready to go, our Craigslist Team begins "implementing the campaign.»  This is simply starting the posting process to Craigslist. We post twice daily Monday thru Friday, at designated times that are geared toward receiving the highest rate of response. Our team also posts daily on Saturdays and Sundays to increase traffic (i.e., leads to the landing page).  
 
Re-Posting - Once the initial campaigns are in place, our team begins the "re-post" process. What this means is, we go to the oldest post, delete it, and then re-post it.  This keeps the ads fresh, and in the line of potential leads' eyes.  This process goes on continuously, seven days a week. We have an amazing team trained to keep this going.
 
Follow-Up
- Once the leads are coming in, our Best Agent Business Client Services team can contact the agents/clients, to ensure that they are receiving their leads. If they are not, our Craigslist team is alerted; we will research to find out why, and resolve the problem.

Bush was Right

 

Allowing the private sector to create the jobs with continuing the current BUSH tax cuts does not register with the current administration....we need to change that in November.

The Bush Tax cuts of 2003 increased tax revenue by $2.6 trillion dollars over the next 5 years.

THE NUMBERS ON THE RIGHT INDICATE TAX RECEIPTS IN BILLIONS BY Year.

Since the one of the big debates going on right now is about the Tax Cuts of 2003 intented to stimuale the economy. According to the white house, if we continue them, it will cost us at least $1.8 trillion dollars. Of course these are the same people who promised us that the stimulas would prevent us from having 8 percent unemployment. They were right, it created 10 percent unemployment. I challenge their accounting systems, because as you can see from the database of the tax policy center, not only did it not cost us any money when the tax cuts were implemented, revenue increased by

  •  2 percent in 2004,
  •  17 percent in 2005, 
  • 31 percent in 2006, 
  • 46 percent in 2007,

 only to fall off in 2008 to only up 42 percent compared to 2003.

The Bush Tax Cuts increased tax revenue by $2.6 trillion dollars from 2003 until 2008. And for those of you who really though Bill Clinton was the master of the budget, notice that the revenue from the Bush years far surpass the Clinton years. Unfortunately, all of our spending bills for the last 20 years have had more pork than substance, and the wishes for the president to have a line item veto were struck down at the end of the Clinton administation.

I believe that numbers tell the story, and these numbers show that lower tax rates improve productivity and tax revenue. It happened while Kennedy was in office, It happened while Reagan was in office, and it happened while Bush was in office. If we keep increasing taxes, we will be back to the days of FDR, do we really want a 10 year recession?

Why You Should Be Using Your Active Rain Automatic Digital Signature

 

I took me several months to get the hang of what Bob is providing in his blog.  Thank you Bob

Okay, you've been here at AR long enough now to notice that many bloggers have a big long signature at the bottom of their blogs with a bunch of logos, right?

Here's mine...

I first learned about Active Rain Digital Signatures one day when I noticed those cool little "Bottle Caps" at the bottom of Bob Stewart's blog.  So I contacted him and learned what they are and how they work.  And, of course, he was kind enough to send me the code.  Then, after some further research, I learned how to put the text and the links into the signature and how to do this automatically. 

For those of you who haven't wondered down this path yet, here's how you do it.  Go to your home page at AR, then click on "settings."  On my Active Rain page, it is in the third section on the left.  Once you do that, your blog settings window will open.  It should look like this...

The "Blog Description" box is where you put the HTML code to make those cool bottlecaps.  See the word, "Signature" at the bottom?  That's where you want to go to create the text and links that will become your digital signature.  If that space is white, then you have no digital signature in your blog.  But once you fill it in, it will look something like this...

You will notice that I have bold text there and a line of stars.  This is because I want my signature to be separated from the text of my blog.  I also have my picture and links there.  Go back and see my screen shot at the top for ideas on what to include.  And I have to give credit where credit is due here for a moment.  I got many of the ideas for my digital signature from our very own Loreena Yeo.  I just noticed that she has included a link to her Frisco Texas Facebook page.  I hadn't thought of that yet!

Okay, now to the main reason you want to have your own digital signature...

1. First, it is just plain cool.  It looks good at the bottom of your blog and helps set you apart.

2. It gives you further Google Juice.  All those links, along with your name, blog title and whatever else you put there helps Google to see you when you post Public Blogs.

3. Finally, because when your blog is picked up and reblogged either within or outside Active Rain, all the credit keeps going to you, even if it doesn't look like it. 

Let me show you what I mean.  Here is a screen shot from a blog I posted the other day

You will notice that my blog is ranked up towards the top(this isn't the whole Google page - it wouldn't fit).  Then there is the Facebook page I run.  And at the bottom on page one is my blog.  But I didn't put it there.  Some website named Morgit.com picked up the blog and re-blogged it.  I'm not sure who Morgit.com is, but I know they're out of Denver.  I've noticed lately that they are picking up some of my blogs and reblogging them. 

Now, here is where that digital signature pays off big time.  Are you ready?  Check out the screen shot from the Morgit.com reblog.

Notice that my pictures didn't get carried over but my Active Rain Digital Signature did.  So, if someone happens to click through and read my blog at their site, I still am getting my contact information, credit and links in front of them.  My Active Rain Digital signature protects me.

Is it illegal for Morgit.com to reblog my blogs without my permission? I don't know.  Am I going to allow them to continue?  For now, yes.  And why?  It gives me further exposure even though it is on their website.  You may disagree with my take on the Morgit reblog thing, but there is one thing we can all agree on, for sure.

Home Owners vs Renters

 

I disagree with this post..... Renters VOTE and PARTICIPATE and for the next decade, the country may WELL have MORE renters than homeowners.

Recently I read home owners that are more active in their communities, benefit from improved education opportunities, and report higher levels of self-esteem and happiness when compared to renters, according to leading research. A new report from the NATIONAL ASSOCIATION OF REALTORS explores the impact of stable housing and the positive social outcomes resulting from homeownership.

Homeownership is in investment in your future - home is where we make memories, build our lives and feel comfortable and secure. Owning a home has long-standing government support in this country because homeownership benefits individuals and families, strengthens our communities, and is integral to our nation's economy.

The study identifies research from government, industry, and academia that identified the relationship between homeownership and stable communities. Home owners move far less frequently than renters, and therefore are embedded into the same neighborhood and community for a longer amount of time. This allows for social cohesion, ultimately resulting in social benefits and stronger communities.

Several research studies cited in the report have found that homeownership has a significant impact on educational achievement. For instance, the decision by teenage students to stay in school is higher for those raised by parents who are homeowners compared to those whose parents are renters. Access to economic and educational opportunities are also more prevalent in neighborhoods with high rates of homeownership. Furthermore, studies have shown that changing schools frequently due to moving impacts negatively a child's educational outcome.

Civic participation is another social benefit resulting from homeownership and stable housing. Home owners are proven to be more politically active and are more likely to vote in local elections compared to renters. In addition, homeowners have a higher membership in voluntary organizations.

Studies have shown that home owners are more likely to believe that they can do things as well as anyone else, and they self-report higher ratings on their physical health. The research shows that home owners report higher self-esteem and happiness than renters, resulting in better overall health, both physically and psychologically.

When it comes to property, home owners have more invested both financially and emotionally. Property crimes affect home owners directly, but nonviolent property crimes can impact the property values of the entire neighborhood. Therefore, home owners are more motivated to deter crime by forming and implementing voluntary crime-prevention programs. In addition, it is easier for home owners to recognize perpetrators in stable neighborhoods because of extensive social ties. Unstable neighborhoods often display social disorganization which can lead to higher levels of crime.

Along with protecting their home and neighborhood from crime, home owners spend more time and money maintaining their home than renters. Neighbors also influence other home owners to improve their property, resulting in a better overall quality of the community.

Homeownership certainly contributes to positive social outcomes, but those outcomes are truly a result of stable housing communities they say. With strong social ties and a cohesive community, home owners can enjoy not only the long-term financial benefit of owning a home, but also a more satisfying life - which is what's really at the heart of the American Dream.

Crime: Blame It On The Landlord

 

Unless the City wants to house the residents they want to displace, how is this solving a problem?

Crime: Blame It On The Landlord

There is no question about it.  The crime level in many parts of Baltimore City, as well as in some other major cities, is far higher than is acceptable.

There are many theories and opinions as to the cause.

There, also, have been many efforts to eliminate or, at least, reduce the crime to more reasonable levels.

But now, there seems to be an effort to place the blame, to some degree, on the landlords.

It is true that there is the occasional slum lord who needs to be cited and removed from the business, but by and large this is not the case.  Most landlords are responsible.

Somehow, the City of Baltimore has come to the conclusion that it should revoke the license of a particular landlord and relocate the tenants to other rental units based on the idea that the rental housing itself is causing the crime.

US News ranks UVa 25th in their BEST COLLEGES 2011 Rankings

UVA's ranking is not a surprise and the fact that it is the HIGHEST ranking VA school is also not a surprise as William & Mary in Williamsburg come in 31st and Va Tech comes in 69th.

The higher ranking schools like Yale and UCLA offer a full range of undergraduate majors, master's, and doctoral degrees.  Maybe UVA needs a tv show like HOUSE to get a higher ranking since Princeton came in 2nd!

Questions about SERVICE/Therapy animals in Rentals Units? There are GOOD ANSWERS!

Often prospective residents and as well a current ones hear part of a story and then they try to BEND it to enhance their argument when trying to BEND your rules.

The most COMMON argument du jour is about service/therapy animals * not just dogs.  Somewhere residents have gotten that they can just SAY it is a therapy animal and therefore it IS a therapy/service animal.

The Bazelon Center for Mental Health Law is the PREMIER resource for answers to these questions and should be reviewed by property managers and real estate agents as it applies to both the SALE and RENTAL of real estate!

NASCAR's Kevin Harvick * This BUD'S For YOU!!!

Anyone saying NASCAR is not BIG BUSINESS needs to read about the new 3-year deal that puts the RED BUD logo on the Richard Childress Racing #29 Chevrolet driven by Kevin Harvick for 2011!

Budweiser had a multi-year deal with Kasey Kahne's #9 Dodge and now Ford that ends this year.  Kasey will drive for the team owned Red Bull team in 2011 and then drive #5 of Hendrick Motor sports beginning 2012.
