WOW! It's my Birthday AND I just made my 400th post!!!

I guess as one gets OLDER, milestones are even MORE important...I remember when I hit 100,000 AR points; when I got my first FEATURED post AND now my 400th post * on my birthday!!!

....and YES, both are equally important and worth celebrating so I've changed my photo!!!

It wasn't SPAM * It was an E-Mail from a RENTAL Prospect * BAD AOL!!

I've had an AOL account for at lease 10 years.  I love the ease and when I traveled teaching property management classes, it was EVERYWHERE I went and I continued to do business.  I NEVER left my office without it.

It REALLY helps with keeping SPAM out of my inbox; however, I've learned that sometime it hic-ups and a good e-mail gets placed in the folder by mistake.  

Today I checked the 7 SPAM e-mail subjects before I deleted them and amongst the "check your lottery number"; "we have your $$$", and there was a e-mail response contact from a rental listing on my website.

I'm going to be more faithful in CHECKING first to determine if it really is SPAM before I delete them in the future!!

Pernell Roberts * BONANZA & TRAPPER JOHN, MD dies at 81 from Cancer

Like many families in the late 50s and early 60s, our's grew up on Bonanza.  We watched it as a family in front of the television eating on tv trays.

Pernell Roberts was my FAVORITE Cartwright brother * Adam.  I wrote and got autographed photos of him and David Janssen who played Richard Diamond, Private Detective (Mary Tyler Moore was the "leggy" switchboard operator) and Janssen was The Fugitive on tv.

Pernell Roberts died of cancer on Sunday at his home in Malibu at the age of 81.  His only son, Chris, died in a motorcycle accident in 1989.

Roberts was born in Georgia and was a Korean War vet and supported the US civil rights movement and marched in Selma, AL with Martin Luther King, Jr.

Yea! Yea! The Super Bowl is February 7th * THEN It's Boogity, Boogity, Boogity

I'm ready * I know where I'll be on Thursday, February 4th at 5P * watching NASCAR practice for the Bud Shootout on the 6th at 8P on FOX * a GREAT Night Race with NO POINTS * just bragging rights.

Under the NEW qualification format, the 32nd annual event will include last year's 12 Chase Drivers * Jimmie Johnson, Mark Martin, Jeff Gordon, Kurt Busch, Tony Stewart, Juan Pablo Montoya, Greg Biffle, Denny Hamlin, Ryan Newman, Kasey Kahne, Carl Edwards and Brian Vickers.

Also included will be former Cup champions, Matt Kenseth, Bill Elliott, Bobby Labonte and Terry Labonte. Additionally, past Shoot Out champions Dale Earnhardt Jr, Kevin Harvick and Ken Schrader will drive.

Lastly, former Daytona 500 and Coke Zero 400 (July Daytona race) winners which will include Kyle Busch, Derrike Cope, Sterling Marlin, John Andretti, Jamie McMurray, Jeff Burton, and Michael Waltrip.  Joey Logano gets an invitation as 2009 Rookie of the Year.

The race is 75laps, in 25 and 50 lap segments, with all laps counting.  A 10-minute pit stop between segments will allow for tires and fuel as well as for teams to make adjustments.  There is NO qualifying for the race as the grid will come from a blind draw from * NATURALLY * Bud Tall Necks!!

Little GOLD Star * I Almost Did Not Blog About It * Silly me!!

I almost did not think it was important.  Then I started reading other posts about getting referrals and I realized that's how I grow my property management business. 

Sales agents get referrals from other agents, their current and past clients, friends and relatives.  Property managers get OUR referrals from other property managers, current clients and other agents.

When I was discussing with current clients about some referrals they had given me, I had not realized that my turning DOWN business would get me a 3 Featured Posts and my FIRST FEATURED Post.

She wants me to Pay her a Referral after she ABANDONES her Clients?

"Good Morning -I  have clients that want to rent in our area before purchasing a home. Would you be willing to show these potential renters properties and if so, do you offer any referral fee if they sign a lease? Thank you."  A NEWBIE Agent

I had to read this twice as I thought it was a joke.  She won't research what rental properties are available for her clients and  put them in her car and show them rental homes BUT she expects to sell them a home when they are ready?  She won't provide basic real estate services to her clients but she will sell them a home?  She expects ME to put them in my car and show them rentals and if they rent one of my properties, I give HER $?  She expects these people to buy a home from her after she ABANDONS them for this basic real estate service?

Writers suggest the SECOND Class for the NASCAR Hall of Fame!

As The KING mentioned on a Friday night appearance on SpeedTV's TRACKSIDE last fall, there is some urgency to have "live" boddies to interview as opposed to all inductees being "unavailable".  The fact that Allison and Pearson are still with us should place them in the second HoF class.

If the France family has provided NASCAR's melody and harmony the past six decades, O. Bruton Smith is its counterpoint. If not for Smith's insight and vision -- and willingness to defy the France aristocracy -- it's difficult to imagine where the sport would be today. Race tracks as entertainment destinations, luxury boxes and racing under the lights can all be mainly attributed to the foresight of this Charlotte entrepreneur. Smith and Charlotte Motor Speedway are inextricably linked in history, and under his guidance, Speedway Motorsports Inc. has grown to become a true rival of International Speedway Corp. David Pearson not making the first Hall of Fame class was a surprise, but the biggest travesty was that the Smith wasn't even on the ballot.

Lee Petty could best be categorized as NASCAR's first true superstar. His 54 wins are most of any driver who drove exclusively in the pre-modern era. He became the first driver in the early days of NASCAR to win three championships. But perhaps Petty's greatest accomplishment is how he went about his business: as a one-man show. For each of his titles, Petty drove his own car and was his own crew chief. No one else did that before or since. And won't.

Why Rick Hendrick? Don't give me this tripe about how he's still active, so he should wait to get in. For owners, the rules are different. And Hendrick's body of work to this point -- nine Cup championships and 12 NASCAR national-series crowns overall -- is without question worthy of enshrinement. This guy runs an organization that is the gold standard on the Cup level, a team that began as a modest shop on a hilltop and has grown to employ more than 500 people. Hall selection should come on the basis of merit, and nothing more. You pick the five most worthy people every year. And in 2011, Rick Hendrick absolutely belongs in that group.

A sport based on driving and only two of the five in the inaugural class are being enshrined for their skills behind the wheel? Well, with the essentials in, now the voters can focus on the ones that built this sport -- the drivers. Pearson, Yarborough, Allison and Petty are no brainers but I might get some heat for Jarrett. His 50 wins and two titles are less than others who deserve to be in, but Jarrett, when he raced full time from '60-'65, was one of the best each week. He averaged a top-10 finish every season and finished no worse than fifth in points. Plus, Jarrett opened up this sport to my generation in his role as a broadcaster. The numbers might not be mind-blowing, but make no mistake, Jarrett is a major reason the sport is a success today.

In this well-appointed and very deserving "Year of the Driver" class, crew chief Dale Inman stands out as unique unto himself. Inman not only was the crew chief for Richard Petty during each of Petty's record seven championship runs, but served as a generational bridge in the sport when he left Petty Enterprises for Hendrick Motorsports late in his career. All he did there was help driver Terry Labonte win another championship -- the second of the aging Ice Man's career and the second in a row for the Hendrick organization, establishing it as future force with which to be reckoned in the garage. Inman's eight championships as a crew chief are the most in NASCAR history, and the final one with Labonte and an entirely different group stamped his earlier Petty run with even more legitimacy.

Without Lee Petty -- and of course his wife Elizabeth -- there wouldn't have been a Richard Petty or a Petty Enterprises. The elder Petty, a competent mechanic, superlative organizer and brutally effective driver, created a pathway that enabled his son to enter NASCAR's Hall of Fame in its inaugural class. But as one of the sport's founders, through his actions and support more than philosophically, Lee Petty also deserves induction. He was the first driver to win three championships in the current Cup Series. And in the series' first 11 years of existence, he finished in the top five in points every season, ultimately totaling 54 victories, ninth on the all-time list.

Shortly after last year's inaugural class had been announced, Richard Petty insisted that if he had been asked to fill out a ballot, David Pearson's name would have been the first one he wrote down. "Anyone who won 105 races and didn't make the cut, somebody ain't adding right. That's my opinion," Petty said. NASCAR's Hall of Fame is in its infancy by comparison (Major League Baseball inducted its first class in 1936) which is why it seems such a no brainer to narrow in on those nominees that have had the most success in the sport to date. With 105 wins in just 574 starts, the Silver Fox put up numbers during the span of 27 years that can only be eclipsed by Petty himself.

Richard Childress, in my mind, still represents everything NASCAR was founded upon despite the ongoing social changes and corporate influences. Integrity, respect and family values are all traits that embody the long-time team owner and philanthropist who was recently recognized for creating the Childress Institute for Pediatric Trauma. As a team owner for 40 years, he has a special knack for gambling on the dark horse drivers and turning them into proven champions. He was the first team owner to win championships in all three of NASCAR's national series and is tied with fellow team owner Rick Hendrick for most championships won overall. Childress is definitely one of the sport's more unique and interesting characters as he can discuss the finer points of a good merlot and why to use a decanter, but also tell you how to hunt and kill the "Dangerous Seven" in Africa. When you see Childress in the garage, he'll likely have pictures of them in a back pocket of his Wrangler's. Do ask to see them!

Beware of a possible new SCAM circulating!

 

Yeow !! I have not heard of this.  We need to beware!!!

 

Via Diane Dames...The Real Estate Chick (Keller Williams Realty):

 One of my investment buyers recently purchased a beautiful bank owned home that he intends to rent out. I used to do property management along with being a Realtor. I have since gotten out of the monthly property management business but continue to be a one stop shop for my investors who wish to buy and lease out the homes but intend to manage it themselves. I have been marketing the home for rent on multiple different rental websites as I usually do. One of the websites is Craigslist. I have rented homes out from Craigslist before with great sucess and always ignore the scammer and spam emails. 

Before the day was over, I was getting emails from the various websites I had posted on and began to schedule showings for the home (which by the way, I never do alone!) We had set the move-in date for March 1, 2010 so the owner can do minor repairs and cleaning. I also never disclose the property address on any of the websites, only the street name until I can talk with the potential renter over the phone and I have made an appointment to show.

Last night the owner called me asking me if I had posted more than one listing on Craigslist for the same house. I said no, unless I accidently hit the post more than once which I'm positive I didnt do. He said he was on Craigslist to look at the ad I had posted and to look at other homes in the area that were for rent to see the competition and he came across my exact ad, pictures and all. This ad had a different "reply to" name. (not my email address) This ad had the physical address of the property. (something I never disclose) This ad had the rent price changed to reflect a $500 price reduction. This ad had a move-in date set for ASAP. (my ad is set for a March 1st move in date) Right away, I logged on to check it out and sure enough, someone had copied my ad and made changes and added their email address as the contact!

Wow!!! This was a first and the homeowner was extremley worried about this. What are the intentions of this person? To get someone to give him rent money? The wise renter would want to see the home they are renting before they fork over money right? What if the renter is coming in from out of town and just sends money without looking at it. With all the news of scams you would think people would not be this naive but desperate people will do anything. Maybe he tells potential renters no credit check is necassary, just first and last months rent. Now we would have squatters on our hands! Lots of questions went through our minds about what could be his motives even though the locks have been changed. I told the owner I would get back to him in a bit so I can review this. I began to do a search on this persons email address they listed to see what would come up. The email address was a name. First.Last@yahoo.com (i'm using this as an example, his full name was actually plugged in there) Doing a google search, the only thing it pulled up was his craigslist ad!

Before I could do another search, the owner called me and said he recognizes the name! Who is it, I asked him? You would not believe the answer...

It was the previous owner of the home!! He said that name had ranged a bell and he looked at the title records and there his name was. The exact name in the email! I sent him an email asking him to remove his ad as he was not authorized to post such an ad! I also immedialtley flagged his ad as prohibited and sent an email to Craigslist to see what could be done. I dont think they will be able to do nothing more than remove the post. I also sent him an email from another email account that I have, asking to make an appointment to view the home. I wanted to see if he would respond and what he would say. He has not responded yet and I dont know if he will. Maybe he just wanted to drive the emails to him so we wouldnt be able to rent out what he still considers to be "his house".

Folks this could be a new scam on the horizon. We have been used to bitter homeowners trashing the place before moving out but with Cash for Keys as an incentive, that is becoming less apparent in my neck of the woods. They could be keeping tabs on the home to see what will become of it and think of ways to get back at whoever for them losing the home. This prior owner knows the ins and outs of this home. He was the only sole owner of the place before it went into foreclosure! He could very well try to get into the home to show it to a potential renter and make off with their money or vandalize and break into the home while it's vacant so it cant be rented. He was just careless to use his real name in his email address but think of those that are smarter than that. I am hoping this is an isolated incident and not a new scam trend to come!

Please pass this info on to your investors and potential renters! I will update if I hear anything from Craigslist or the steps we have to take to get this issue resolved. Please let me know if anyone else has experienced this. This was a new one to me!
