Proposed Reality Show NASCAR Wives has been Shelved * Kudos to NASCAR!!!

I would have watched it.....NASCAR and TLC (Jon & Kate Plus 8 and American Choppers) have gone their separate ways after discussions on a NASCAR docu-drama * NASCAR Wives * did not go well.

NASCAR has it's own media company that is tasked with producing NASCAR related movies and media presentations.  How do you think all those voices got in CARS?!

The show was slated to have DeLana (I wear the fire suit in this family) Harvick, Kelly Earnhardt, Angie Skinner, Shana Mayfield.  IMHO opinion * the first 3 are AWESOME * DeLana's FATHER was in racing and she co-owns truck and Nationwide teams with her husband.  Kelly is the SISTER of Dale Jr and the power-behind-his-throne AND her husband works for a Hendricks racing team (he is responsible for getting JR in Kyle's #5 car a few years ago after the team got it back on the track and Kyle was already on the plane).

 

"We just had to go our separate ways,"  said Jay Abraham, NASCAR Media Group's COO. "We were never able to agree on the creative approach for the project. We simply were not going to do anything to undermine the credibility and the relationships we have with our drivers. We were being asked to do things more in line with traditional reality programming and it wasn't true to the nature and personality of our sport and the women involved."


I suspect that Shana Mayfield was the sticker for NASCAR as her husband has sued NASCAR after his license was pulled for drugs and then there were some messy step-mother allegations and more lawsuits.  It may have been OK that when her husband Jeremy wanted out of his contract with Ray Evernham's team; however, the drug violation, counter-suit v NASCAR and bringing in Brian France's divorce location into the mix was over the line.

For those who Say OWNING is BETTER than RENTING * READ THIS!!!

According to Reuters, Treasury Sec Geithner says "housing will only stabilize as more HOMEOWNERS become RENTERS again."  These comments were made in a response to questions regarding the Administration's HAMP * Home Affordable Modification Program * which has failed to curb the tide of foreclosures around the country.  Geithner seems to be saying that too many Americans own their homes which BAD for the country.

When it RAINS, it sometimes POURS! Literally!!!

This was NOT the weekend I had planned.....Friday, I tried to get into road where there was a TORNADO and the power is still out to the neighborhood.  I got into the road Saturday and there are trees down EVERYWHERE and still no power.  I walked the rental property I have as the tenants are on vacation.  Loads of trees down and NONE on the house or tenant's car......WHEW!   There are tree trimmers in the area and they give me a bid $4,300 so I call the owner and she wants to meet me at the house in 2 hours.  She does not understand the bid.  Why do they need a boom?  To get the 40 foot limb out of the tops of 3 other trees!!!

 



 

She is emotional about the home as she lived in it and it was her first real estate purchase.  We are BOTH happy the house is OK and the refrigerator is not leaking * yet!!!  She agrees to the tree work plus the removal of an additional tree which will be done Mon or Tues and the tenants won't be back from vacation for another week.  I'll check the house and refrigerator for defrosting leaks during the week.

....then, a nice neighbor of vacant home called and water was running out of the garage.  I get my plumber to go over there in 30 min, he can get in through the key box on the porch, calls me that the 2nd floor toilet sprung a leak and I have loads of damage to ceiling on first floor, hardwood AND ceiling in garage.....He sends me pics from his iphone.....luckily I don't have new tenants AND have already ordered new carpet * THIS is the house where I just used the HAPPY CLAUSE...NOW I AM HAPPY!!!

10 Ways to Cut Utility Bills

Here's a ten-step program that's guaranteed to reduce your utility costs.

The steps are not set in stone; every house is different, and different climates may dictate different strategies, which will be determined as soon as you take the first step.

1. Get a home energy audit
Before beginning any energy retrofit work, have a home energy audit done to identify and prioritize problem areas.

A good home energy audit always includes a blower-door test. To be sure your auditor is well trained, choose one certified by RESNET or BPI.

The audit can cost as much as $600. Subsidies are available from some utilities and local governments, so check there first.

Why spend money on an energy audit?


  • When considering energy retrofit work, most homeowners prioritize the wrong steps. An energy audit provides valuable information to counterbalance misleading advertising pitches for worthless products.

  • Your audit is likely to reveal unseen defects in your home - for example, thermal bypasses (air leaks) through convoluted, hidden chases, or insulation gaps revealed by an infrared camera.

  • At the end of your audit, you'll receive a customized list of the most important energy retrofit steps for your house - a list that may differ from your assumptions (or even from the recommendations of the energy conservation pyramid).

  • By identifying the most important retrofit tasks for your specific house, a good audit can save you hundreds of dollars that might have been wasted on inappropriate work.

2. Unplug and turn off

This step, though obvious, is often neglected: turn things off.

Inattention and laziness are responsible for a significant amount of energy waste; this step off can yield significant savings for a very small investment. To lower your electric bill:


  • Turn off the lights when you leave a room.

  • Turn off appliances that aren't being used.

  • When not in use, unplug chargers for cell phones and similar battery-operated gadgets.

  • Put televisions and other "instant on" appliances on a plug strip - and remember to turn off the plug strip when the appliance isn't in use.


3. Use efficent light bulbs
The next step is very cost-effective: make sure your house is incandescent-free. Since most LED lamps are still less efficient than CFLs - and far more expensive - CFLs are still the best lamp for most fixtures.

For kitchens and basements, consider installing fixtures that use efficient linear fluorescent tubes (T5 or T8 tubes)

4. Seal air leaks
Air-sealing work is best done by an experienced home-performance contractor equipped with a blower door. Although this step usually costs hundreds of dollars, it will usually yield a quick payback in energy savings.

Air sealing work is not the same as caulking. Many homeowners have spent hours wandering around their house with a caulk gun - on the interior, filling cracks between window trim and plaster, or on the exterior, filling cracks between clapboards. Most of this caulking is a total waste of time. In fact, by trapping water, most exterior caulking does more harm than good.

Blower-door directed air sealing work is usually concentrated in a home's basement (especially at the rim-joist area) and attic (where huge thermal bypasses are often hidden under a layer of fiberglass batts). Most air leaks are best addressed with two-component spray polyurethane foam.

5. Replace inefficient appliances
Once you've paid for blower-door-directed air sealing, it's time to take a close look at your appliances. If some of your major appliances -your refrigerator, clothes washer, or dishwasher - are more than ten years old, you may want to replace them with more efficient models.

Don't be tempted to buy a bigger refrigerator; small is good. Pay close attention to the yellow EnergyGuide labels - especially the annual kWh number - when you go appliance shopping.

6. Improve the insulation
Ideally, your home has plenty of insulation in the attic, above-grade walls, and basement walls. But if you're insulation isn't up to snuff, it's well worth improving it.

In colder climates, it makes sense to install R-60 insulation in your attic - as long as the attic is accessible and roomy enough to accommodate the insulation depth.

If your stud bays are empty, they can be filled with dense-packed cellulose insulation installed through holes drilled from the exterior.

Basement walls can be insulated on the interior with rigid foam insulation or closed-cell spray polyurethane foam.

7. Replace an inefficient water heater
If the configuration of your home's plumbing pipes permits, you should install a drainwater heat-recovery device - especially if members of your family prefer showers to baths.

If you have an old, inefficient water heater, you may wish to replace it. Options include:


  • A high-efficiency gas-fired water heater;

  • A high-efficiency electric resistance water heater;

  • A heat-pump water heater;

  • An instantaneous gas-fired water heater;

  • An indirect water heater connected to a boiler;

  • Any of the above, supplemented by a solar water heater.


  • Of all of the options listed in this section, the fastest payback will probably come from the drainwater heat-recovery device. Although a new water heater can lower your energy bills, you shouldn't expect a fast payback on the investment.

8. Improve on space heating and cooling equipment
When inefficient heating or cooling equipment gets old enough to replace, be sure to invest in the most efficient available equipment. If you're shopping for a new furnace, look for a high AFUE (in the 90s). If you are shopping for a new air conditioner, look for  high SEER (14 or higher).
There's an important reason why energy-efficiency experts recommend holding back on the purchase of new heating and cooling equipment until air sealing and insulation work is complete: envelope improvements may permit heating and cooling equipment to be downsized. If you replace your heating and cooling equipment before finishing necessary air-sealing work or insulation upgrades, you'll waste money on oversized equipment.


9. Insulate or replace windows
We've now reached the top of the pyramid. Further measures will probably reduce your home's energy consumption, but they are unlikely to be cost-effective. The reason these measures are at the top of the pyramid is that few homeowners want to spend more on retrofit work than they will ever see in savings.
In a heating climate, the installation of low-e storm windows is more cost-effective than installing new replacement windows.
If, for reasons unrelated to saving money, you insist on new windows, be sure to choose windows with low-e glazing. Glazing with a low U-factor is desirable in all climates. In climates with cold winters, south-facing windows should have a high solar heat-gain coefficient (SHGC); in climates where air-conditioning bills are high, windows should have a low SHGC.


10. Invest in wind or photovoltaic systems
At the top of the pyramid is the category of work least likely to provide a payback: the installation of a photovoltaic system or a wind turbine. There are many reasons you may want to have PV panels or a wind turbine, but saving money isn't one of them.
Remember, it makes no sense to invest in an expensive PV system until after you have invested in all of the other measures listed on the pyramid.

No silver bullet
One of the Minnesota Power representatives who makes regular use of the conservation pyramid is Dean Talbott, a program manager for the utility.
"I handle a lot of customer calls, and lately I've seen a growing interest in renewable energy," Talbott told me. "A lot of callers are looking for the silver bullet. I just got a call this week from a residential customer who's spending $200 a month on electricity, and he told me he wants to install solar and wind. I told him he'd be better off to start with efficiency upgrades first."

Step away from the potty!

 

I WISH I had done this blog...WHAT is SO INTERESTING about a toilet!?!

Did I get your attention? 

It's driving me crazy to see so many photos of toilets in the listings.  It seems that some listing agents feel like they have to take a picture of every toilet in the house!  I understand that it's difficult to get a shot of a bathroom without including the toilet, but it doesn't have to be the focal point!  Everyone knows there's a toilet in there ... otherwise, it wouldn't be a bathroom.  Enjoy these photos, then scroll down for some hints on shooting bathrooms:

  1. If there's no way to avoid including the toilet, at least CLOSE THE LID!!
  2. Don't center the toilet in your shot ... focus on the vanity, the bathtub, the shower curtain ... anything but the toilet.
  3. Don't take a picture of your reflection in the mirror ... just don't!  Move to another spot, crouch down, clone it out, whatever.  There's no excuse for something as silly as this.
  4. Try to avoid shooting from eye-level - you'll usually get better results shooting from a lower point-of-view (3 to 4 feet above the floor).
  5. Mirrors can be your friend ... some bathrooms are very small and, even with a wide-angle lens, it's difficult to show a lot of the space.  When possible, use the mirror to capture other areas of the room:

I LOVE Prepping Properties for NEW Residents!

One of the BEST parts of my job as a property manager is prepping properties for new residents.  I have local several residents who want to move in early so they can clean their current rental residence for the next tenants.

I charted my route this AM and have stocked my car with

1) New Door Mats * I get them from Target or Lowe's when possible.  I am finding that many residents have either thrown the ones at the property AWAY or moved them to the back entry.  I place NEW door mats at the front entry and if there is one there, I move it to the back deck or back entry.

2) Beaucoup canisters of Citrus Magic * I LOVE this stuff....I put canisters on the top of the refrigerator, in the laundry area and in the closets.....they REALLY Work!

3) 2 12/packs of Scot's SEPTIC SAFE toilet paper.  Even if there is a partial roll on the roller, I put a NEW FULL roll on the holder and put the partial roll in a nearby cabinet.  Nothing like moving into a new home and find NO TP!!

4)  I seem to pick up trash bags from vacant units as well as cleaning supplies so I have them along with SIMPLE GREEN sipes in a canister.  I pick up litter, ends of soap, coat hangars and other debris that may have been left at the property and off load this trash at my office dumpster.

My repair people have already done any necessary repairs and departing residents are tasked with replacing burnt out light bulbs and cleaning the unit.  I take updated interior and exterior photos when I leave the unit keys under the front door mat for the new residents.

This year, thanks to a suggestion I read about on Active Rain, I am adding 2 water bottles in the refrigerator with specialty label I have printed to Welcome them to their New Home AND remind them to complete their property inspection report.

Someone DIED Because the Electricity was TURNED OFF!!!

Just like kerosene heaters in the winter, this woman's death should have been ENTIRELY preventable. 

PUT THE MEDICAL NOTICE ON THE METER * NOT in the office of the power company and CERTAINLY NOT in the computer of the power company's office.  Put a STICKER on the meter with the DATES that the medical need/power of life is activated....if it needs to be renewed, those dates can be placed OR A NEW STICKER placed on the meter when it is read.

This is SO PREVENTABLE and because it is a power company (utility) there will be little recourse for the dead woman's husband.

EVERYONE who knows of someone that requires power for their life * whether for breathing or otherwise * needs to advise them to notify their electric company and provide any medical documentation necessary AND place their own sticker on their electric meter that such a order is on file.

Yes, Virginia...It is time to STOP VAR's Commonwealth magazine!!!

This appeared in my e-mail inbox today.....Important correction to new laws article and poster in Commonwealth magazine There's an error in the materials about Virginia's new real estate laws in the May/June 2010 Commonwealth magazine. It might seem...

This is NOT the first time this has happened.....and it SHOULD be the LAST Time.  I think it is time that VAR stops it's monthly publication and use the money more WISELY by directing it toward EDUCATION and MEMBER SERVICES.  This magazine is almost 70% ADS for VAR and NAR affiliates - some of which do not even offer services in VA.

It is time to RIP off the Band Aid....Spending the money on Educational offerings for membership AND upgrading Member Services would probably increase membership awareness of VAR Affiliates and BETTER serve members.  It is HARD to give up our old ways; however, just as agents were slow to get rid of print advertising, it is time for an ongoing web issue with LIVE links to relative information that is FRESH and that can be CORRECTED immediately!!!

Prince Albert * out of the can * to Marry Olympic Swimmer * a REAL Royal Wedding FINALLY!!!

Prince Albert, 52, is to wed Charlene Wittstock, 32.......I remember when his mother married the Prince of Monaco * I had never HEARD of Monaco * and went to my grandfather to ask where it was and who lived there * I was 10 at the time.

Everytime I see the Cary Grant/Grace Kelly movie "To Catch a Thief", I remember the back story as this is when she met her prince.

The palace says they won't wed for at least 6 months in accordance with protocol.  Albert has acknowledged a child out of wedlock with an airline attendant who lives in Paris with the child who he sees often.
