This late in the season, many prospects who move locally have sold their homes and want to rent while they build a new home or prior to leaving the area in the next year or so...many prospects currently work in the area so seeing property on the weekend is the only alternative to viewing property late in the afternoon when it get's DARK earlier and actually seeing the property is problematic.
Also, if "she" has seen the house during the week - at lunch or during a break - he will need to see before the final decision. People moving within the community have many considerations including schools, distance to work, church and shopping.
With some prior warning, I don't mind showing properties on the weekends or doing client property presentations....I just don't want to be stuck in traffic for a UVa football game and I want to makesure I and the prospects have parking available while we view the property.

Work weekends... at a resort area it is almost impossible not to. Thankfully, it is not every day and usually not long days either. For some the weekend is the only time they are free. Also, some rental units are booked fairly solid and the only time available to view is between 10A and 2P - after check-out and before check in.
Hi Wallace, guess we didn't read the fine print in the Real Estate career paper, you know the part that told you, you would get calls early in the morning and late at night and by the way they will come on any day of the week. We try to protect our weekends, but sometimes it is just not possible.

I always plan to work on the weekend, if I have to. (I always remember when I bought my four homes, we looked at them on the weekend...) I always plan to work in the evening if I have to. Many contacts with potential clients happen on the weekend and evenings (when THEY aren't at work) and so I'm ready to work when they are ready to look. Have to make hay while the sun shines. Generally, the weekend and evenings for me.
Al and Peggy * I print out NASCAR broadcast schedule on Tuesday and schedule AROUND that although I try not to show tenant-occupied properties on weekends....I'll show owner-occupied (to get first tenant) and VACANT units
Nannette * As a property manager, many of my colleagues close their office at 5P Friday and open 9A Monday * they only show rental properties durin the business week which I think gives me a clear advantage
I don't respond to tenant repair/mainteance e-mails until Monday AM and I don't return tenant calls until the weekday unless it is an EMERGENCY!!!
Not only the weekends..... we work the WEAKends too!

WEAKend, ha, thats great. I don't see how people can get into the biz and not expect to work weekends.
Unfortunately, many people get into property management BECAUSE they don't want to work weekends.....I want to work weekends to make $$$$ by leasing rental property * not doing grunt/office work * but leasing properties to people who are unable to view properties during normal working hours....it works!!

People say to me, "I would hate to work weekends!" I say, "I would hate to do my grocery shopping and all my other chores on Sat and Sun when everyone else is doing it" Love the weekdays when the stores aren't crowded!

I tell people yes, we work weekends, and after hours, too. But if I REALLY want to take time off during the day I can do that, too. It works out.

I gave up my weekends when I got my real estate license. As has been stated, having flexible hours during the week is AWESOME!! I love my profession!!
I have been spoiled working in general brokerage in recent years. I did not have to work weekends. But now I am forced to.
Eric * learning to multi-task is important and as a property manager, having set office hours helps (they are on my voicemail) and then taking personal/down-time in the middle of the week is also good.....I'm spending 2 hours on Wednesday AM having my hair done!!! WHEE!!!

Hey Wallace? Um, what's a weekend? ;) Yes, we have to work when the clients needs us to work - I knew that when I signed up!
Leesa * many agents coming into the profession during the BOOM YEARS don't realize this...they depended on part-time agents or assistants to do the weekend grunt work and many of those support staff are GONE!!!
My weekend consists of Thursday mornings. Sleep in, have coffee with spouse, walk dogs, get nails done, go to market, clean house (or not...) have lunch with friend or COI, spend time with G-kids, ANYTHING that keeps me from blogging or working on RE.....
Believe that? Then I have some terrific waterfront property to show you.... (Actually, I do! But I digress..)
Well, I do know we should clear the schedule at least one day a week, since we do work most weekends!
