With owning multiple rental properties, it can be a nightmare having to deal with tennants who don't pay rent, need repair work, collecting rents, building maintenance, etc, etc. It best to pay someone to take care of it. Not so bad if you only have 1 maybe 2 and are local to you, but other than that, have it professionally managed. The extra cost, can be written off as an expense and will save you countless sleepless nights of worry

Al * I think the point of Carla's post is that professional property managers can actually ADD value to a real estate investment * not cost money * I have been able to take self-managed multi-unit properties and COVER my mgmt costs in 6 months with BETTER resident selection, BETTER lease document AND LOWER operating expenses....property managers need to be on the TEAM when real estate investors are looking for area rental properties...a GOOD DEAL going in can be lost in months if the property can not be rented.

Choosing a property manager is often a leap of faith, much like choosing a tenant.  At least with a tenant we can do a credit check.  But the owner does not have that option.

Almost 80% of my new property clients come directly from Realtor referrals or my quarterly direct mail farming efforts.  I am mentoring 2 friends in establishing their property management company and I refer property/clients that do not fit my portfolio to them

Wallace-

The amazing aspect of owning income producing property is that the underperformance of  income properties can usually be traced to poor management.

When new investors look for property they are so convinced they can manage all aspects of the property. Usually they start out that way and after one year (if that) they come crying to me for help.

I predict that good property managers will be in high demand in the next 10 years.

Deborah * I agree. When I did multi-unit management, I wanted to be able to tell self-managed owners I would cover my costs within 6 months by increasing rents and decreasing expenses * I could do this most of the time!!
