I think I got a Rental Property Listing Because I had a new DOOR MAT in my CAR!!!

While on a rental property presentation yesterday where the former residents just moved out and the owners drove from NoVA to check out the property, I noticed that there was no front door mat....Who takes a DIRTY front door mat?  The owners told me they used the builder's mat with the builder's name on it which we quickly found in the garage * 3 of them.

Luckily, I had stopped at TARGET on my way to the appointment and stocked up with my "spring supply" of door mats so I opened my car hatch and pulled one out that said WELCOME! and placed it at their front door.  NOW their home looks inviting and their entry hallway won't get worn and dirty as fast.  People just seem to wipe their feet when there is a mat.  When there is NO mat, visitors just walk right in without wiping them which causes wear and tear on the front hallway flooring and carpet.

I hope I get the rental property to manage * It is it a HUGE home within minutes of UVa Med Center AND it is in beautiful condition....It DESERVES my management expertise!!!

 

Got a listing or vacant property * PUT IN A NICE NEW $20 DOOR MAT!!!

That is something most people don't think about. Works great year round, when I am showing a vacant home during in-climate weather I am always looking for a mat to wipe my feet on, usually there is none. I need to check MY vacant properties and see how I stand.

Scott * I get from Target and Lowe's and have in the back of my car along with Citrus Magic, toilet paper and Carpet Fresh that I use on carpet before a showing.  I order CM and CF from Amazon by the case!!

Sowing a seed of a welcome floor mat and reaping a listing, sounds like a wise business practice to me.  Common sense too!  I might steal your idea.

I'm sure I found the idea somewhere so passing it along is part of "the plan".....I'm mentoring 2 male friends in their start up PM biz and they did front door mats the first year and have stopped as too much trouble.  I ultimately charge the owner for the mat when the property is rented and they gladly pay

Wallace, Another agent here in the rain makes it a practice to buy up holiday door mats at the end of the season and then takes them out prior to Thanksgiving.

Evelyn * I have to get my last GRAB in late Aug as UVA students take them for their new apts and then they are taken off the store shelves!!!

I do have some "wipe your paws" that I put at back doors when needed
