This was NOT the weekend I had planned.....Friday, I tried to get into road where there was a TORNADO and the power is still out to the neighborhood. I got into the road Saturday and there are trees down EVERYWHERE and still no power. I walked the rental property I have as the tenants are on vacation. Loads of trees down and NONE on the house or tenant's car......WHEW! There are tree trimmers in the area and they give me a bid $4,300 so I call the owner and she wants to meet me at the house in 2 hours. She does not understand the bid. Why do they need a boom? To get the 40 foot limb out of the tops of 3 other trees!!!


She is emotional about the home as she lived in it and it was her first real estate purchase. We are BOTH happy the house is OK and the refrigerator is not leaking * yet!!! She agrees to the tree work plus the removal of an additional tree which will be done Mon or Tues and the tenants won't be back from vacation for another week. I'll check the house and refrigerator for defrosting leaks during the week.
....then, a nice neighbor of vacant home called and water was running out of the garage. I get my plumber to go over there in 30 min, he can get in through the key box on the porch, calls me that the 2nd floor toilet sprung a leak and I have loads of damage to ceiling on first floor, hardwood AND ceiling in garage.....He sends me pics from his iphone.....luckily I don't have new tenants AND have already ordered new carpet * THIS is the house where I just used the HAPPY CLAUSE...NOW I AM HAPPY!!!

Happy Clause refers to my allowing the incoming residents to this property OUT of their lease because they needed to move earlier than they agreed to in the lease they signed.
Weather can present challenges for property managers, homeowners....and realtors... a good reminder to have good insurance to cover as many of these kinds of incidents as possible.
Wallace Do you know any good property managers in New Jersey. If you lived in NJ I would have given you a lot of referrals.
Gita * I would start a search here on AR and then do a google search. Checking CL ads for who is aggressively marketing their clients' homes is also a good way to find one

What a week and glad at least no one was injuried or personal belongings ruined in all the mayhem.
What a challenging weekend, but then challenges build both strength and character.
