Thank you for sharing this....I am reblogging your post because the scarcity of good rental properties is being reported nationwide. Since property managers often have lasting relationships with rental prospects when they become tenants, those to threaten us are just advising us we don't want to deal with them and their attitude for the next 12+ months.
This week, I was working with two couples looking for long term rentals in Scottsdale, AZ.
The first couple called me, told me their range of what they wanted to pay for their monthly rent and when they needed to move. They had a few neighborhoods within the same school district they were interested in.
The other couple told me the same things and limited their search to one small subdivision.
For both couples, I pulled up all the comps in their price range and by availability. I sent them a list by email and followed up with a phone call.
The first couple reviewed the 17 potential rentals and told me the 7 they were interested in. Then, they told me their working hours and asked me when I would be available to work with them when they were free.
The other couple said they had to see 3 homes TODAY or they would choose another agent.
Hmmmmmmmmm, I'm not one for working under threats. So, TODAY, I did the rental walk through with the north Scottsdale couple after touring the 7 houses that fit their needs. They are moving in on Saturday and I will be there with a bottle of their favorite wine as a welcoming gift.
The threatening couple? Well, I hope they found some place to move to........

Gita * I have three leases to write up today - 2 good and one not so good as they have had credit/bk issues and think they want to negotiate. I'll discuss with the owner first before going forward with them....
I imagine property management is a little more challenging these days in many areas. Attitude goes a long way toward developing a good relationship - loved the post!

Wallace, are you doing alot of leases compared to sales?
Kathy * I have only done property management for the majority of my 45 year real estate career. I try to keep a mix of 25% homes that will be sold when the market turns around and 75% investment properties that are held for the long term.
Prospective tenants have a way of letting us know that we are better off without them as tenants.
