New Client on FRIDAY * Lost them on SATURDAY...I still say TIME WELL SPENT!

I went to a property presentation on Friday for a very desirable rental home * BIG with a 2-CAR garage * 2 of my 3 favorite features of a new rental home.

I had already sent these owners my management proposal and management agreement and was expecting to meet with them, sign the agreement, get the property keys and a check.

I arrived to find a U-HAUL truck in the driveway as they were moving the washer/dryer from their current home * 2 hours away * into the rental home.  THIS would not have been an expen$e I would have recommended....offering the home with NO washer and dryer allows for more options for the new residents.

THEN.....a representative from a local painting company arrived so I walked through the property with the wife while the husband walked through with the painter...IMHO only a few rooms needed to be touched up - just a few walls, not the entire room, trim or ceilings and while the wife HATED the MAN CAVE in the basement , I offered that it needed no work at was a PERFECT MAN CAVE complete with REDSKINS or VaTECH decorating and colors...I would NOT change a thing.

After driving away with a signed management agreement and keys to the property AND the painter's representative's card, I just needed the owner's $500 check to establish their property account in my system.

THEN....on Saturday, I received his cancellation e-mail after an earlier e-mail indicating they had CANCELED the contract they had signed with the painting company the prior day.

I SAW THE BRUSH STROKES WERE ON THE WALL.....1) they did not know what they were doing; 2) they were willing to WA$TE their $$$ rather than VALUE or take my input on what was really needed to rent the home; AND 3) I was the WINNER!

While there were several more e-mails about me mailing back the keys; leaving them at the house; changing the locks....I realized I was dealing with someone NOT ready to let go (CONTROL) or LISTEN.

....AND I am fortunate to NOW have the business card from a really good local painting resource...I'm the WINNER
